Technical due diligence (DDR) and investment planning
Independent property technical due diligence across Greece, for buyers, investors and clients based abroad: legal status, condition, remediation cost and what the property can actually become, before capital is committed.
The review brings the available technical documents, the site-inspection findings and the principal risks into a practical decision framework. It is for buyers, investors, owners and hospitality operators who need a documented technical view before committing capital.
We combine inspection with measured survey (including LiDAR or a 360° camera when the client is abroad), a review of permits and planning status, and an assessment of the structure. Anything that cannot be judged visually is stated plainly, with the further check it needs.
Suitable for: acquisitions and investment reviews, long-term leases, hospitality and commercial property, single assets or portfolios.
For: hospitality investors, buyers of complex properties, developers, asset managers, family offices and law firms supporting property transactions. Reports are written in English, Greek or both.

Limits
What it is not
The proposal sets out the exact scope, the disciplines involved, the information available and the limitations of the review. The inspection is normally visual and non-destructive unless further testing is agreed.
It is not a legal title review, tax or financial due diligence, a certified valuation, or a guarantee that concealed defects will be found.
Questions
Frequently asked
Do you cover properties outside Western Greece?
Yes, anywhere in Greece. The inspection is carried out by the responsible engineer or a partner engineer to the same protocol. The assessment and the report are prepared and signed by the responsible engineer.
Does technical due diligence replace legal or financial due diligence?
No. It is an independent technical assessment that complements your lawyer’s and accountant’s work. We coordinate with them where needed.
Does the report follow the RICS format?
Where the client asks for it, the report follows the methodological structure of a RICS Level 3 building survey, so that it is familiar to UK buyers. It is not a report certified or endorsed by RICS.
What do you need to begin?
The location and use of the property, whatever technical documents exist, approximate floor area, the transaction stage and your decision deadline.
When is the schedule confirmed?
After the initial brief, a check of document availability and scheduling of the inspection. It is written into our proposal.
