Pre-purchase building survey and due diligence for UK buyers
Scope
A bilingual pre-purchase building survey: condition, defects and their causes, risks, legal status and a costed schedule of works.
A detached house with basement and loft on a large plot near the sea. The inspection used handheld LiDAR and a 360° camera so the clients abroad could see the property as it is.
The report is written in English and Greek and follows the methodological structure of a RICS Level 3 building survey, so that it is familiar to UK buyers. It is not a report certified or endorsed by RICS. It identified discrepancies between the building permit, the cadastre and the actual building, as well as damp and cracking in the basement, and sets out the legalisation route and an itemised budget for the buyers’ decision.
