Existing buildings: structural assessment, redesign and repair
Assessment to the Greek retrofit code (KAN.EPE / EC8-3), vertical extensions, changes of use, damage repair and strengthening. Every decision rests on site inspection, testing and a documented analysis model.
Most buildings brought to us were designed to older codes, built with other materials and often lack complete drawings. Our job is to understand what is actually there and how it behaves, then design the intervention that is needed, and no more.
We combine measured surveys (including LiDAR), non-destructive testing, coring where justified and analysis to the Greek retrofit code (KAN.EPE, aligned with EC8-3). In complex or critical cases we run supplementary independent calculation checks to verify the conclusions.
Scope
From diagnosis to construction
- Inspection, structural survey and damage mapping
- Testing programme: rebound hammer, cores, rebar location, dynamic measurements
- Structural adequacy study to KAN.EPE / EC8-3 and KADET for masonry
- OASP pre-earthquake screening (first and second level)
- Vertical extensions in concrete or steel, changes of use
- Repair and strengthening design: jackets, FRP, steel elements, new shear walls
- Interior redesign with safe removal or relocation of load-bearing elements
- Technical reports for minor-works approvals and permit files
- Site supervision of the intervention
When clients call us
When a building must change without being put at risk.
You want to add a storey
We check whether the existing structure can take it, what strengthening is needed and which option, concrete or steel, is more economical.
The use is changing
Retail, offices, holiday lets: new loads, new requirements, new paperwork.
Cracks or damage have appeared
We diagnose the cause, assess the risk and set immediate measures if needed, ahead of the permanent repair.
A renovation that moves walls
Openings in slabs and walls, demolitions, new stairs, documented for the permitting authority.
How we work
Inspection
We identify the structural system, damage and what needs testing.
Data
Survey, testing and archive research into permits and old designs.
Analysis
Modelling, code checks and intervention options with costs.
Design and site
Drawings, specifications, permit and construction follow-up.
Deliverables
What you receive
- Inspection report with photo log and damage map
- Structural adequacy study with a clear conclusion per direction and element
- Comparison of strengthening options with cost and time estimates
- Construction drawings, specifications and quantities
- Signed declarations and technical reports for the permit file
Questions
Frequently asked
Do I need a structural adequacy study to add a storey?
Yes. A vertical extension requires the existing structure to be checked for the new loads and seismic action, normally through a KAN.EPE assessment with material testing.
How long does such a study take?
For a typical 2–3 storey house, usually 3–6 weeks from inspection, depending on testing and the availability of drawings.
What if there are no drawings?
We carry out a full structural survey and rebar detection, and often recover information from the planning archives.
