Buildability, planning status and permit dossiers

What can be built, and on what terms: plot compliance, building terms, town plans and land readjustment, forestry, archaeology and shoreline constraints, plus the complete dossier for the permitting authorities.

“Can I build here?” is the first question about any plot in Greece, and the answer is rarely simple. It depends on decades of government gazettes, land-readjustment deeds, boundary decisions, forest maps, archaeological zones and how each local permitting office reads them.

We find the documents, read them carefully and map them onto the property. Then we tell you specifically what is allowed, through which procedure, how long it takes and what the risks are.

Common findings: plot compliance lost through a plan amendment, land taken for streets, land contributions, forest designation, old permits that do not match what was built.

Questions

Frequently asked

Is the planning office certificate enough?

It is necessary but often does not answer everything: forest status, land contributions, street lines, legality of existing structures. That is why we combine every source.

Do you work outside Patras?

Yes, across Western Greece and especially the Ionian Islands (Zakynthos, Kefalonia, Lefkada), and elsewhere by arrangement.

Send us the cadastral ID or a map pin. We will tell you what needs checking.
